Towns next to Arvada

Westminster

Directly east along 72nd and Sheridan. Westminster runs from older post-war neighborhoods near Sheridan to newer development up around the Promenade. The eastern half shares Arvada's 1960s and 70s housing patterns almost exactly, including the hardboard siding.

Broomfield

Fifteen minutes northwest on 36 or Wadsworth. Broomfield spans four counties and about five decades of building. Anthem and the newer northern communities are covenant-controlled; the older core near Midway has established neighborhoods on a normal repaint cycle.

• Newer master-planned communities with architectural review on exterior color.
• Open, exposed terrain along the 36 corridor where wind load is a genuine scheduling factor.
• Older central Broomfield neighborhoods with mature trees and damp north elevations.

Northglenn

Twenty minutes east along 104th. Northglenn is one of the most consistent housing stocks on the north side: largely 1960s and 70s, modest footprints, and a high concentration of original siding and trim still in service.

• Very consistent build era, which means very predictable preparation needs across a whole street.
• Compact homes where a full exterior is often a two or three day project.
• A meaningful rental share alongside long-term owner occupancy.

Thornton

Twenty-five minutes east on 104th or 120th. Thornton runs from 1960s original neighborhoods in the south to large newer development north of 136th. The two ends need completely different approaches.

• Southern Thornton shares the 1960s and 70s patterns common across the north metro.
• Northern Thornton is newer, covenant-controlled and reaching first repaint.
• Wide open eastern exposure with wind and sun load on unsheltered elevations.
