- Fiber cement cut ends. Factory faces are primed. The ends cut on site often are not, and that is where water gets in. Every cut end gets sealed.
- Butt joints and flashing. These are water paths, not cosmetic seams. They are treated as such.
- Stucco cracks. Hairline cracking is normal with Colorado's temperature swings. It still needs filling with the right material before coating, or the crack reappears through the new paint by spring.
- Builder-grade original coating. The paint that came on the house was chosen for cost, not longevity. That is usually what is failing, not the substrate.
Exposure out here is real
Candelas sits high on the west side with open ground around it. There is very little blocking the afternoon sun or the wind coming off the foothills, and west and south elevations show it first. If your budget is tight, those are the walls to do now.
